Tips on Home Shopping
After you have the decision to purchase a home, the next step is to find a home to purchase. Home shopping is a lot easier said than done. With so many homes to choose from, it can be difficult to make a final decision about a home. If you first do some work to determine your buying potential, home wants and needs, and a plan to find a home, you’ll find that home shopping can be a lot easier and a lot more fun. By educating yourself, you will be one step ahead of everyone else.
One of the best things you can do for your home shopping endeavors is to be pre-approved for a mortgage loan. Make sure that you don’t confuse pre-approval with pre-qualification. When you are pre-qualified for a mortgage loan, the lender simply uses your income and monthly bills to give you an estimate of how much you will be eligible for. Pre-approval, on the other hand, goes a step further, incorporating job verification and credit check to estimate the amount of your loan. Getting pre-approved for a mortgage makes home shopping easier because you now have a figure that you can work with.
Determine your needs and wants in a home. Just like you use a shopping list whenever you visit the grocery store, you also need a list when you go home shopping. Having such a list helps you narrow down the home choices as you look at different houses. Your list should make a clear distinction between what you need versus what you want in a home.
It is important that you do not use these terms interchangeably, otherwise it could have an effect on the home you choose. Needs include things like square footage, the number of bedrooms, and physical accommodations. Wants, on the other hand, might be a specific color of carpeting, Jacuzzi tub, and marble flooring.
Make sure you also list out features that you do not want a home to have. This, too, will help in the home shopping process by giving you a way to rule out certain homes.
Come up with a process for evaluating homes. It is a good practice to weed out homes throughout the home shopping process. I suggest at any given time you should only be considering three homes, one of which you would immediately purchase based on what you already know.
